10.2 Emergency & Unavoidable Damage
In emergency or call-out situations (including leaks, flooding, electrical danger, or safety risks), works may require necessary or unavoidable damage to prevent further loss.
Written permission is required before attendance where damage is anticipated, for insurance purposes, unless delay would create an immediate risk.
We are not liable for damage reasonably required to stop or reduce the emergency, unless caused by negligence.

- Hidden or latent defects (e.g. rotten timbers, unsafe wiring, pipe corrosion, asbestos)

Where it is clearly proven that our negligence directly caused injury or death, we will accept full responsibility as required under UK law.
11. Materials and Parts
Materials may be supplied by us or by you.
Customer-supplied parts and materials are used entirely at the customer’s risk.
We accept no liability for faulty, defective, incompatible, or counterfeit items supplied by the customer.
Labour charges remain payable even if customer-supplied items fail.
